ATCO And Shorenstein Celebrate Grand Opening Of The Gama Goat Building At Camp North End

Ceremony Commemorates the Newly-Redeveloped 140,000 SF Creative Office Property and Unveiling of Vintage U.S. Army Gama Goat Truck

ATCO Properties & Management Development Director Tommy Mann was joined on Wednesday, June 24th by Charlotte Mayor Vi Lyles and Assistant City Manager of Economic Development Tracy Dodson to celebrate the grand opening of the Gama Goat Building, a 140,000 square-foot creative office property located at 1701 North Graham Street, part of the one million square-foot Camp North End development in the city’s North End Smart District. ATCO worked in partnership on the project with national real estate investment company Shorenstein Properties LLC.

The outdoor, open-air program celebrated the completion of the property’s year-long redevelopment process as well the official opening of three of its four food stalls, including Raydal Hospitality’s La Caseta, farm-to-table favorite Bleu Barn Bistro, and Nagahama-style noodle shop Saru by Bow Ramen. All attendees were required to wear a mask, and the program featured sanitizer stations, signage, and furniture arranged to maximize social distancing in accordance with North Carolina’s phased re-opening requirements.

At the conclusion of the event,project officials unveiled an original U.S. Army Gama Goat vehicle at the property, paying homage to the building’s history as a place where these military trucks were assembled during the late 1960s.

Today represents an important step forward in making that vision a reality, and we will continue to deliver on our promise to build a dynamic future for this iconic site.”

With the Gama Goat Building, ATCO and Shorenstein, along with design architect S9 Architecture, local production architect BB+M Architecture and civil engineer/landscape architect LandDesign, have transformed the existing industrial structure into a thriving, mixed-use destination. The property features passageways that cut through the building to connect with cross-streets in the neighborhood, creating new east-west connectivity within the site and the broader North End corridor.

A Cushman & Wakefield team led by Jessica Brown, David Dorsch, Kris Westmoreland and Grant Keyes are the exclusive office leasing brokers for the Gama Goat Building. The building’s office spaces – which range from 40,000 to 60,000 square feet of class A office space – feature soaring ceilings, clearstory windows, steel beams, wooden trusses and exposed brick.

Approximately 3,000square feet of retail space is currently available for lease at the property, and only one food stall space remains available on Keswick Avenue. In addition to the food stalls opening today, the Gama Goat building is currently home to boutique fitness concept, bloc, which relocated from Dilworth to the property earlier this year.

The Gama Goat Building is one of several buildings that ATCO and Shorenstein are adaptively reusing at Camp North End. Other projects include 301 Camp Road and 1701 N Graham, both complete, 201 Camp Road, and the Ford building.

Camp North End is also leading the way in terms of healthy building design. Earlier this year, the development received Fitwel Community Certification from the Center for Active Design (CfAD), a national building standard that focuses on optimizing holistic health benefits in neighborhood-scale projects.
