Crescent Communities & Gramercy Break Ground on the Lakemont Logistics Center

Construction starts on two new industrial buildings totaling over 290,000 square feet

Crescent Communities, in partnership with Gramercy, has broken ground on its two latest industrial buildings in Charlotte’s strongest industrial submarket at the Lakemont Logistics Center. Both buildings are slated to be completed in the summer of 2019. These represent the second and third new buildings in the Lakemont Logistics Center after the first building was sold to Hartz Mountain earlier this year.

The buildings, deemed Lakemont Logistics Center One, 149,700 SF, and Two, 142,100 SF, are strategically located at the interchange of Springhill Farm Road and Carowinds Boulevard with immediate access to I-77, 2.5 miles to I-485 and less than 10 miles to Charlotte Douglas International Airport. A 25-mile radius around the park reaches over 70 percent of the Charlotte MSA population.

Both buildings feature an enhanced tilt wall design to house manufacturing, e-commerce and light manufacturing tenants. Additionally, both buildings boast ESFR sprinkler systems, a 32-foot clearance height and ample car and trailer parking to accommodate single-tenant and multi-tenant occupancy. Crescent Communities partnered with ADB Design Services to oversee the buildings’ architecture and construction, and CBRE is leading the leasing efforts.

The 864-acre development located in York County, South Carolina, and Mecklenburg County, North Carolina, is considered one of the best industrial and distribution locations in the Carolinas. Additional plans in the submarket include two more buildings that are immediately available for build-to-suit opportunities. This will mark the completion of more than four million square feet of industrial space in Charlotte’s most desirable submarket.
