Jetton Medical Park, a 49,760-square-foot medical office property in Cornelius, North Carolina, has been sold to Montecito Medical Real Estate, a medical office property company.

“Jetton is one of this area’s most desirable medical office facilities,” says Chris Conk, principal and vice president of acquisitions for Montecito Medical. “Its fundamentals are impressive, and it is anchored by a strong health system in an extremely attractive location.”

According to Bloomberg, Tennessee-based Montecito Medical acquires medical office properties valued between $10 million and $150 million.

Mecklenburg County records indicate that Jetton Medical Park was last sold in 2012 for $10.35 million..

These records explain the property’s two buildings were constructed in 2007 (on nearly 230,000 square feet of land bought in that year for $1.19 million), and amount to 49,760 square feet — putting the price per rentable square foot of the 2012 sale at $208 per square foot.

The park’s buildings are located at 19475 and 19485 Old Jetton Road, 20 miles north of Charlotte with access to Exit 28 off Interstate 77.

Winston-Salem-based Novant Medical Group leases just under 80 percent of the property.

Novant is a network of physician clinics, outpatient centers and hospitals that employees an estimated 1,500 physicians across 500 locations in four states and serves more than four million patients each year.

The network leases 89 percent of the Jetton Medical Park 1 for primary and urgent care, as well as a variety of other specialties including family medicine, pediatrics, dermatology and orthopedics.

Jetton Medical Park II is leased to Novant’s Maternal-Fetal Medicine practice, as well as billing and administrative offices for Novant’s regional operations.

Also located in this building is the Carolina Asthma and Allergy Center.
