Mocksville SouthPoint Business Park Set to Grow

Mocksville’s SouthPoint Business Park is set to expand as owner and industrial property developer,The Hollingsworth Cos. begins work on the 10th building in the park.

This 253,180-square-foot industrial building is the second in a series of four additions to the 880,000 square foot park, which currently has nine buildings in place—totaling 1.1 million square feet following the building’s completion, of which Hollingsworth owns about half.

Hollingsworth owns and operates property within four of its SouthPoint Business Park portfolio: One in Mocksville; one in Huntsville, Alabama; one in Knoxville, Tennessee; and one in Prince George, Virginia. The firm also holds property in Fayetteville — a 259,960-square-foot industrial space, still on the market for lease.

The ninth Mocksville building is also vacant and seeking a tenant, said Senior Vice President of Industrial Real Estate Tom Mann.

“Half of our building is to suit,” Mann said. “And I jokingly say ‘it’s like we build a model home.’ The customer may say, ‘Yep that’s what I want.’ They may not want to go through that whole construction cycle.”

The concern is the customer’s appetite for such a space, Mann explains.

“The issue is you’re taking a risk it’s the right size building,” Mann says. That risk is ingrained in the company’s heritage.

Hollingsworth’s CEO Joe Hollingsworth Jr. began his company at age 15 — after he built his first house in Clinton, Tennessee, and put it up for sale afterward. Then, he built his own home, followed by several gas stations, settling on industrial property in his 30s.
